To clarify the terminology, which is often confusing. Vesa / DisplayPort came up with "adaptive sync" term first, then HDMI cartel came up with "variable refresh rate" (because why should we call that the same way). In practice that's the same thing, and actually variable refresh rate is a bit more descriptive and to the point than adaptive sync.

FreeSync is a trademark by AMD, referring to their implementation of adaptive sync for their GPUs.

So when referring to this in general, proper terms are "adaptive sync" and "variable refresh rate".
