Will proton games always use xwayland?

Also I saw CSGO is broken when using that variable

Probably not, if/when Collabora's Wine Wayland patches be ready.

I bet that the next Ubuntu version version will come with gaming related packages as old as possible.
if you want to use wine use from their repo, no ideia people complains so much if there a official repo for this this things

I am sorry to hear that Linux users. On FreeBSD we get the latest wine-devel package in a matter of days, and all FreeBSD releases are "LTS" (+/-5 years of support).

without forget practically non exitence of native wayland games

Games aren't "x11" native either, they make use of some library who makes the bridge between the game and display server. For example, some SDL games can work with native wayland by just using the SDL_VIDEODRIVER=wayland parameter because in this case SDL itself is native wayland compatible.

Once wine gets wayland support and Proton start to make use of it, then every game running through this version could be considered "native wayland" in some point

it's orthogonal dimension to choice of display server
